A developer has plans to put a 308-unit apartment complex off of Slavia Road near State Road 417.
The project is on 23 acres of land on the north side of Slavia Road, west of S.R. 417. It’s just west of the nearby Master’s Academy and Lukas Nursery.

The project is in the pre-application stage, and was discussed at the Development Review Committee meeting on Jan. 21. The Development Review Committee is the first step for most development, but many projects proposed don’t ultimately get built.
“The proposed project would require a future land use amendment and rezone in order to establish zoning entitlements to the property that would allow for multifamily [development],” staff wrote in their comments on the application, which you can read here. “The High Density Residential Future Land Use and zoning district of R-4, Multiple Family Dwelling District, may be compatible with the trend of development in the area.”
Calls and emails from OCN to the owner and the consultant were not returned before deadline. City staff did not immediately provide comment, and two county commissioners declined to comment on the project because they have not yet been briefed.
“The proposed project is for construction of a multi-family development, to include approximately 308 units, associated parking, a clubhouse, flood plain compensation and retention ponds,” wrote Brent Lenzen, senior vice president with Kimley-Horn, the consultant on the project. “There have been previous pre-application meetings regarding this property, however, per our meeting … back on 9/19/2025 we now have a clearer path forward for the project based on the new County flood model.”
The preliminary site plan calls for four apartment buildings: One three-story building with 48 apartments, a three-story building with 108 apartments, a four-story building with 96 apartments and a four-story building with 56 apartments.

There would also be a clubhouse and three retention ponds for stormwater, and parking for 539 vehicles.
