Oviedo townhomes enter final phase before construction
Thirty three townhomes are expected to rise just south of Oviedo city limits, and a nearly 10-acre development will also start construction just south of them.
Two new developments are set to rise in the Greater Oviedo area after getting final approvals from the Board of County Commissioners of Seminole County on Tuesday — one, a group of townhomes near Lukas Nursery, and the other, an office building and self storage facility.
Commissioners approved the final plan for the Towns at Greenleaf project. This would build 33 Oviedo-area townhomes on State Road 426, just south of Slavia Road. In total, 6.7 acres of land would be developed by Beazer Homes.

“This is the last thing before they can start building,” said Seminole County Commissioner Bob Dallari, whose district includes the project. “They didn’t ask for anything they didn’t have the rights for. There’s not much I can say about it.”
The project was first approved in February of 2023, and the final plat — a map showing how the larger development property will be sectioned into individual smaller properties — is the last step before a builder can break ground on a project. Calls to Beazer Homes were not returned before deadline.
Additionally, the Seminole County Commission approved the Eagle Pass rezone. That changed the land use from agricultural to light industrial to allow development of 9.4 acres on the west side of State Road 426, just south of West Chapman Road. During the Planning and Zoning hearing, the applicant said he plans to use land for their business location and some warehouses. At the same hearing, one resident expressed concern about drainage.
Additionally, the Seminole County Commission delayed funding the study of further expansions of County Road 419 and State Road 426 until a funding agreement is in place with the City of Oviedo.
“We’re in no rush,” Dallari said. “We just started collecting (the penny sales tax) in January. We have 10 years to do this.”
