Dwell Oviedo seeking approval for storage facility

More than a decade after the Oviedo residential project was approved, it’s back with a proposed amendment to add a 115,000-square-foot, 78-foot-tall storage building.

Should a self-storage development be allowed on the Dwell at Oviedo apartments property? 

The Oviedo City Council is expected to hold a public hearing to consider an amendment to the city’s zoning map to determine that answer on Monday, April 20 at 6:30 p.m. at Oviedo City Hall, 400 Alexandria Blvd., in the City Council chambers.

If approved, the amendment would allow for a self-storage development at the Dwell at Oviedo, located at 500 Sugar Mill Ave. The Dwell project, without a storage facility, was first approved by the city in 2014.

The Dwell was initially planned to allow for a maximum of 300 multi-family residential units, a hotel of up to 108 rooms and other office space. The current permissible uses for the office spaces include: 

  • Professional offices
  • Business offices
  • Banks (no drive-thru)
  • Medical clinics
  • Personal services
  • Non-drive-thru restaurants, limited to the first floor
  • Non-drive-thru drug store or apothecary, limited to the first floor
  • Day care centers
  • Dry cleaners and laundromats 
  • Retail sales, limited to the first floor with no outdoor storage
  • Beauty salons and barber shops, limited to the first floor

The proposed facility at the Dwell would include 115,000 square feet of self-storage space and a maximum height of 78 feet.

The ordinance and documents associated with it will be available to be reviewed beginning on Thursday, April 16 between 8 a.m. and 5 p.m. at the Development Services Department, which is part of City Hall’s annex building, 320 Alexandria Blvd. Access will be on weekdays only.
